Our Founding Partners, Léo and Cédrik, are the driving force behind the rapid evolution of VisionDev

Léo Brunet

Founder and Partner

Concordia B-School graduate, Léo is a born entrepreneur with a deep passion for the natural world. He co-founded VisionDev with university friend and fellow serial entrepreneur Cédrik Coulombe based on the observation that residential real estate could be not only a great business opportunity but also an exceptional way to defend our environment. With 15 years of experience in the real estate industry under his belt, Léo is a seasoned pro at a young age.

After running a competing Student Painters franchise and a business coaching program, Cédrik, a graduate of the McGill Entrepreneurship program, approached Léo with the idea of going into business together. The two shared a common passion for real estate, advanced tech and a commitment to building projects that benefit the communities they’re located in. Together with Léo, over the last 5 years, Cédrik has built VisionDev into a respected player in the real estate scene.

VisionDev is a Quebec-based private real estate fund. We acquire, rehabilitate, upgrade and operate rental real estate properties to create sustainable value that benefits both our partners and the people in our community.

We avoid small buildings, where unit prices have surged, and larger properties, which are aggressively targeted by institutional real estate funds. We focus on medium-sized projects (6-50 units) that offer the most cost-effective acquisition and efficient property management.

To sustain growth in real estate, you need a network. Our network includes hundreds of off-market brokers, owners, partners and specialized associates. We also work with a proven circle of general contractors, engineers, lawyers, accountants, and financing partners.

Using our optimization-focused methodology, we identify opportunities and conduct thorough due diligence (inspection, environmental analysis, financial review, etc) in order to find properties with the maximum potential..

Maximizing Potential

We enhance building value by reducing expenses (smart systems) and increasing revenue (additional units, parking, storage or value-added services). We also carry out in-depth market analysis to ensure our offering and marketing are aligned with our target market.
