VisionDev acquires, optimizes, and manages multi-residential properties within private funds. Our value-add strategy aims to create value in a disciplined manner through operational optimization, rather than speculating on market fluctuations. Our investors entrust us with their capital for the long term and benefit from a structured and rigorous approach.

02 — Eligibility Criteria

Four things to check before starting a conversation.

01 Investor status

Qualified investor as defined in Regulation 45-106.

Our funds are offered only to investors who meet the definition of an accredited investor, as defined by Canadian Securities Administrators National Instrument 45-106 . For example, you may qualify if:

You are an individual who, alone or with your spouse, beneficially owns financial assets with an aggregate realizable value before tax of more than $1,000,000 , net of corresponding debts;

- Or -

You are an individual who, in each of the last two calendar years, has had a net pre-tax income of more than $200,000 — or more than $300,000 with your spouse — and who reasonably expects to exceed that income in the current calendar year.

Other eligibility categories exist. We would be happy to confirm your eligibility with you during an initial conversation.

02 Minimum amount

Starting from $100,000 commitment.

The minimum investment amount varies depending on the fund. As a guide, our current funds accept commitments starting from one hundred thousand dollars.

03 Investment horizon

A long-term, illiquid horizon.

Private real estate investment is a long-term investment. A typical time horizon varies between five and seven years, during which the capital is illiquid.
