Property Manager and Leasing Agent

To ensure the complete and efficient management of a residential property portfolio in Montreal by combining rigorous administrative oversight, active field presence, and strategic leasing activities all aimed at maximizing occupancy rates, maintaining asset quality and compliance, and delivering a high standard of service to tenants while supporting the long-term stability and performance of the portfolio.

Administrative Management (Office)

• Handle daily tenant communications and follow-ups
• Track and respond to service requests, complaints, and inquiries
• Coordinate repairs with suppliers and contractors
• Prepare and manage leases, renewals, and official notices
• Maintain and update tenant files and documentation
• Monitor rent payments and key deadlines
• Support internal operations and team coordination

Operational Management (Field)

• Conduct regular building inspections
• Supervise ongoing repairs and maintenance work
• Manage tenant move-ins and move-outs
• Intervene on-site when required
• Uphold quality, safety, and compliance standards across the portfolio

Leasing (Leasing Agent Role)

• Market available units across relevant platforms
• Organize and conduct property showings
• Qualify and screen prospective tenants
• Negotiate and finalize lease agreements
• Optimize occupancy rates and minimize vacancy periods

• Fully bilingual in French and English (spoken and written)
• Valid driver's license and access to a personal vehicle
• Strong organizational and administrative skills
• Comfortable handling a high volume of emails and follow-ups

• Full-time position (on-site / in-person)
• Based in Montreal, QC, with frequent travel between properties
• Combination of office-based work and regular field presence
• Personal vehicle required for daily travel between buildings
• Valid driver's license required
• Standard business hours, with occasional flexibility needed for showings, emergencies, or tenant move-ins/move-outs
• Base salary of $40,000 per year, plus $500 commission per signed lease
• Total expected annual compensation: CA$60,000 – CA$80,000

Days 1–30: Onboarding, Familiarization, and First Leases

• Get fully acquainted with the residential portfolio (buildings, units, tenants)
• Learn internal processes, tools, and property management software
• Meet key stakeholders: team members, suppliers, contractors, and recurring partners
• Review active leases, ongoing files, and current service requests
• Conduct initial site visits of all buildings under management
• Understand company standards, policies, and compliance requirements
• Sign the first leases within the first month — actively market available units, conduct showings, and close deals to start contributing to occupancy targets immediately

Days 31–60: Integration and Active Management

• Take full ownership of daily tenant communications and follow-ups
• Independently manage service requests, repairs, and supplier coordination
• Conduct regular building inspections and report on findings
• Handle lease renewals, notices, and tenant documentation autonomously
• Identify operational improvements and propose practical solutions
• Maintain strong leasing momentum and continue signing new leases

Days 61–90: Performance and Results

• Demonstrate full autonomy in managing the assigned portfolio
• Optimize follow-up routines and administrative workflows
• Establish strong working relationships with tenants and contractors
• Deliver measurable results: reduced vacancies, faster response times, organized files
• Consistently meet or exceed leasing targets
• Provide management with a clear status report on the portfolio and propose next-step priorities
