Why we moved into private capital

At first, we had a rule: find a good deal, and the capital would follow. So we searched, visited, negotiated… then called our small network of investors, hoping someone would get on board.

It worked—sometimes. But often, one was on vacation, another had just invested elsewhere, or someone didn’t like the color of the brick. The result: missed opportunities.

We realized we had to do the opposite. Be ready before the opportunity presents itself. Have committed capital so we can jump when the timing is right.

So, we rolled up our sleeves. We learned the rules of the game. Consulted lawyers, tax experts, entrepreneurs. We even trained in the United States. We pitched to nearly a hundred investors before finding those who saw the world the way we do.

It wasn’t easy, but today, we’re better equipped than ever to do what we do best: find great deals and execute them quickly.

Understanding the importance of IRR (Internal Rate of Return) when evaluating investments

The IRR is a key indicator for evaluating the performance of a real estate project.

Why do we use the IRR?

  • It allows us to compare our projects with other forms of investment like stocks or bonds.
  • It expresses the expected average annual return, taking into account all cash flows over the life of the project.
  • It helps our investors make informed decisions based on professional profitability standards.

By targeting competitive IRRs, we aim to deliver superior returns while maintaining a controlled risk profile.

In April, we had the honor of sharing our experience with over 300 participants at the Club d’investisseurs immobiliers du Québec (CIIQ).

New rent increase calculation method by the TAL

The Tribunal administratif du logement (TAL) has changed its calculation method for rent increases.

Main change:

  • Major renovation costs must now be amortized over 20 years instead of 40 years.

The reform aims to:

  • Simplify rent adjustment procedures
  • Encourage investment in renovations
  • Stabilize authorized rent increases by the TAL

A measure that supports our strategy for sustainable asset modernization.
